Our monthly fees are determined by applying a proportional rate to the monthly rent, plus VAT.
Marebens offers its clients an exclusive legal advice and defence service to ensure their monthly rent for just 3€ per month (per managed property). Moreover, Marebens has the best local and online advertising platform of properties for a flat fee of 40€ (this is optional and paid only once you get your rental formalized). Apart from these two options, there is no additional cost for the management of your assets.
In order to rent or sell your property, we need its public deed of sale, its current occupancy certificate and also the last IBI receipt, as well as the most recent utility bills.
We promptly settle your rent on the last day of each month or quarter by bank transfer to your account or by cash or cheque at our office, depending on your requirements.
Marebens carries out a careful selection of potential tenants for your property. In addition, we offer a new and exclusive legal aid service for your peace of mind, which includes unlimited legal and extra-judicial defence of your interests arising from any contractual obligation in your rental agreement. Moreover, all our managed leases benefit from the protection of Avalloguer, a system offered by the Catalan Government that guarantees 6 months’ rental in the case of default.
In all cases, we need your DNI, NIE or passport, plus your latest payroll and/or work contract, plus your account number at a Spanish bank or building society. If all these documents are sufficient to guarantee your payment -after the "go-ahead" from the owner, we proceed to sign the rental agreement.
If your salary or the length of time in your job are not sufficient to guarantee the payment of your monthly rent, we can accept another person as a guarantor who will pay it on your behalf. In this case the guarantor will also have to provide their identity card, passport or NIE, their most recent salary or income statement, and their current bank account details.
The total rental cost is always the result of this formula: damage deposit + current monthly rent + agency fees + liability insurance. The deposit (1-2 months depending on the type of property leased) is deposited directly with the Institut Català del Sòl and will be returned within 30 days of the termination of the contract. The agency fees correspond to one monthly rent + VAT, while the insurance is about 97€ per year and should be paid on the date the contract is formalized.
If you are renting a property that does not have all the utility services already registered (only in the case of unfurnished apartments), you must do this yourself, although you can always count on our advice. Alternatively, you can request our Registering Service, which will complete the formalities for you.
In accordance with current civil legislation, all contracts have a duration of one year, automatically renewable for two more years, i.e. a total of three years. The statutory minimum stay is nine months from the signing, from which time you can leave by giving one month’s notice. Early termination (before nine months) is penalized with as many instalments as there are months remaining to meet this 9-month requirement.
Once all the required documents for signing the contract have been submitted and after the go-ahead by the owner, we will act with the utmost efficiency and speed to expedite the contract and hand over the property to you in the optimum condition. This process usually takes 1-5 days.
Marebens charges each monthly rent between the 1st and 7th day of every month. The method is up to you: you can choose direct debit from your bank account (charged by the 5th of each month at the latest), or pay by cash, whichever you find most convenient.
If you have chosen a direct debit from your bank account and, for any reason, it is returned by your bank, we will charge the surcharge to you. If you stop paying for two months, our legal services will contact you and indicate how to resolve this arrears situation.

Termination of the rental contract.
In order to terminate the lease and get the full damage deposit refunded, you should take into account the following:
Please let us know 30 days (a calendar month) in advance. Remember that rents are paid between the 1st and the 5th of each month and therefore handing back the keys after these dates will entail payment of the full monthly rent.li>
You should leave the property empty of any personal object, utensils, furniture or trash not listed in the inventory included in the contract.
You should give us the most recent utility bills, if they were formally registered at the start of the lease, so consumption can be paid pro rata at the termination of the contract.
You should leave the property in perfect condition, fully operational and in a good general state of hygiene and cleanliness in order to avoid an extra charge of 75 euros for this concept.
